Region of Waterloo - 416 Kingscourt 6 Storey Residential Development

In 2019, the Region of Waterloo approved the Waterloo Region Housing (WRH) Master Plan (2020 – 2040). This plan includes the redevelopment of several existing WRH properties, including 416 Kingscourt Drive. 416 Kingscourt Drive has an existing 3 storey apartment building with 53 units which will be retained, and will remain occupied throughout construction. The project will be a new build 6 storey, 9,984 m2 residential building. The building structure includes poured concrete foundations, block structural walls, cast-in place concrete slabs, precast concrete slabs, with a combination of brick and EIFS exterior façade. The building will include a single storey underground parking garage requiring site shoring. Site work will include a below-grade storm tank, landscaping, sidewalks, additional asphalt parking areas, significant modifications to existing parking, and the addition of a playground. The mechanical systems include a decentralized heat pump system, snow melting system at ramp, and open loop geothermal. The electrical systems include power distribution, emergency generator and distribution, lighting, voice and data systems and a rooftop solar PV array. The facility is expected to achieve LEED V4.1 Silver status. It is anticipated that construction will start in spring 2022, with substantial completion by winter 2023
