Mid-Town Multi-Residential Development
Originally conceived as a market-rate multi-residential development, this purpose-built six-storey residential project was constructed on the former College Place Retirement Residence site in Guelph’s Old University neighbourhood. Designed by RAW Design for Pinemount Developments Ltd., the development features 110 residential units ranging from one-bedroom suites to three-bedroom apartments, including a selection of ground-floor townhomes.
Delivered under a Construction Management model, the project involved extensive demolition, site clearing, underground parking construction, and carefully coordinated urban infill development on a constrained site adjacent to established residential neighbourhoods and the University of Guelph district. The completed building includes modern amenity spaces, rooftop gathering areas, fitness and wellness facilities, study
lounges, and 133 parking spaces, including 78 underground stalls.
Following project completion, the development transitioned under new ownership and operations as a privately managed, purpose-built student housing community serving the University of Guelph. Renamed Oakley Ridge, the building now offers fully furnished, all-inclusive student accommodations designed to foster convenience, community, and student wellness within walking distance of campus.
