Blackberry Northfield Campus

This landmark greenfield development created a 36-acre technology campus for BlackBerry®, a global leader in wireless innovation. Melloul Blamey Construction delivered four office and support buildings totaling approximately 750,000 sq. ft., along with three parking structures providing approximately 1,450 spaces. The campus was supported by a fully serviced road network and extensive infrastructure, including dual power, fibre optic, gas, water, and sewer services.

Delivered using Melloul Blamey’s Hyper-Speed Delivery® approach, each building was designed, constructed, and occupied in approximately 14 months. Achieving this aggressive schedule required close collaboration between the owner, design team, and construction team, with design, approvals, procurement, and construction progressing concurrently. This integrated approach allowed Melloul Blamey to identify and resolve challenges quickly while maintaining momentum throughout the project.

The four buildings combine structural steel construction with composite metal decks, precast concrete, glazed curtain wall, and brick veneer, creating a distinctive and cohesive campus. Flexible building systems and access floors support changing technology and workplace requirements, while the campus incorporates cafeterias, rooftop terraces, collaborative spaces, and extensive pedestrian connections. The project achieved LEED® Silver certification and remains a significant example of Melloul Blamey’s experience delivering complex, large-scale technology facilities on an accelerated schedule.
