New Student Residence in South Guelph

Alma Guelph Phase 2 will introduce a dynamic new student residence in the City of Guelph. Located on Scottsdale Drive, this two-tower development will provide 496 units across eight and nine-storey buildings, supporting a growing need for off-campus student housing in close proximity to the University of Guelph. With a total gross floor area of approximately 202,000 sq. ft., the project includes a mix of one-, two-, and three-bedroom suites, ground-floor amenities, and podium-level spaces. The buildings will incorporate total precast construction—a method that enhances durability, accelerates timelines, and supports long-term performance.

The residence is being developed by Forum Asset Management, with design led by Sweeny & Co Architects. Melloul-Blamey will serve as Construction Manager, drawing on deep experience delivering over 4,000 student beds and 50 precast residential projects across Ontario. Sustainability, comfort, and community are all key drivers of the design. The development will feature energy-efficient building systems and a strong amenity program to support student life. With a targeted construction duration of 30 months, Alma Guelph Phase 2 is expected to be a leading residential development in the region.
